Your responsibilities

Department Overview:

The International Expansion team is responsible for launching Rohlik business in new countries and for supporting the local teams in their work. It means that when the decision is taken to enter e.g. Italy we go and build a whole new company there from scratch in cooperation with the local management. Our job ends when there is a fully functioning and independent company.

We:

  • Run the overall project management of the launch of a business in a new country
  • Coordinate the selection, contracting and fit-out of a warehouse (larger than a football field)
  • Transfer our in-house IT system (everything we use has been developed internally, the web, apps, warehouse management system, courier systems…)
  • Train a local team of around 50 business people (commercial, marketing, finance, HR, call center) and 50 operations people (fulfillment center and logistics)
  • Bring over the unique Rohlik culture of doing world-class business.
  • Travel a lot as we believe in a hands-on sleeves-rolled-up-high approach.

Role Overview:

As a Site Acquisition Manager, you are at the forefront of the expansions of Rohlik Group across Europe. Our plan for the next few years is more than ambitious and outstanding site acquisition is key - because it all starts with finding a good warehouse location.

  • Your main responsibility will be to develop new logistics locations in major European cities. This means: developing contacts with real estate agents and landlords, scouting potential locations, analyzing them
  • Strategically considering the location and technical parameters, shortlisting the candidates, participating in the final selection, and eventually negotiating the lease agreements.
  • Based on the contracted warehouse location, the rest of the expansion team will then make sure to coordinate all necessary activities resulting in a punctual launch of operations in the new country.
  • Most of the time you will spend in our office in Prague with regular trips to the new locations.

What we expect from you:

  • Daily communication and negotiation with real estate agents, landlords and governmental agencies.
  • Planning, coordination and execution of site visits
  • Creating and managing a detailed structured documentation of the warehouse search results
  • Running the selection process of the new warehouses
  • Negotiation of business and technical terms
  • Lease agreement preparation
  • The main point of contact person for the real estate agents and landlords of Rohlík
  • Independent execution of all the tasks and negotiations
  • Continuous improvement and development of the way how we look for new warehouses and develop our international presence.

Your experience

  • Ability to get the stuff done. You have to be smart, bold, persistent, pushy, and good with people to succeed
  • Real estate experience is a major advantage, but useless without the right personal characteristics and attitude. If you have less relevant experience, but passion to get into this topic, let’s talk.
  • Superfast learner and high curiosity
  • Sense of detail and wide context thinking at the same time
  • Structured analytical thinking
  • High level of independence and ownership, excellent organizational skills and planning ahead
  • Common sense and ability to operate in unknown environments
  • Capability to tackle diverse problems, from high-level strategic to tiny operational, from pure analytics to soft sense understanding of people behavior…
  • Passion for traveling - despite all the technology we use, many things can only be done well in person. That means on average 2 days a week across Europe. Sometimes we fly/drive there and back just for a day, sometimes it is necessary/practical to stay for a few days in a row. There is a lot of flexibility to plan the trips though.
  • Stress resistance - launching a new company is tough, when it has physical operations, it is abroad and you want it fast and efficiently, it gets even tougher. But also very rewarding.
  • Very good in English, Czech is an advantage
  • Experience in procurement or tendering is a major advantage
  • Experience with project management is a major advantage
  • Master’s degree, technical, logistical, economics or law focus helpful, but not necessary
  • Being innovative, passionate about new technologies and fit for the fast digital world
